Investment Scenario:

R Properties Clique, LLC designates a property with a certified appraised value of $140,000. 
R Investor makes an $80,000 investment for a five year term which is 60% of the $140,000 After Repaired Appraised Value. 
R Investor is paid 12% interest per year on the investment - in this case $9,600 or $800.00 per month. 
R Investor is returned his original investment of $80,000 at the end of the term, plus interest at %12 ~OR~ 15% of profit whichever is greater.
R Investor’s Equity Partnership Bonus is 15% of profit. The property is re-appraised at the end of the term and shows an increase in value from $80,000 to $140,000 and sold through Keller Williams Realty. Appreciation bonus is 15% of the properties appreciated value, 15% of $40,000, ($60,000 profit minus price reductions, realtor commissions, closing costs, concessions, etc) for an appreciation bonus of $6,000.

v 12% simple interest on $80,000 for 6 months = $4,800 ROI
v 15% of Profit on $40,000 = $6,000 ROI = 15% interest
R Investor ROI = (assuming 2 property flips per year) in a 1-year term turned their original $80,000 investment into $89,600 (@ 12% interest), ~OR~ 15% of profits @ a projected $6k profit per property x’s 2 properties per year = $12,000 returned interest = 15% annual interest.

Participation:  Earn passive income.  All issues regarding maintenance, management, tenants, etc. are handled by Properties Clique, LLC.
No Fees:  Properties Clique, LLC incurs all expenses in closing on the investment, as well as any expenses incurred in the management of the investment property.
Right of 1st Lien Holder: The Investor, as “mortgagor,” has the right of first lien holder and Power of Sale on the property.
Early Payment: If Properties Clique, LLC pays off the note before the end of the first year, the investor will continue to receive interest payments up to an additional 90 days or until Properties Clique, LLC acquires another property for the investor. All transfers are subject to the Investor’s final approval.
